Kentucky's statute governing non-condominium homeowners' associations and planned communities, enacted 2023 via SB 120 (2023 Ky. Acts ch. 23). Covers declarations, association/board organization, declarant control periods, budgets, insurance, financial records and reporting, owner examination of records, meeting notice and quorum requirements, assessments and special assessments, continuing association liens, and a 2025-amended provision barring HOAs from prohibiting outdoor political yard signs.

Kentucky's modern condominium statute, applicable to condominiums created on or after January 1, 2011 (older condominiums remain under the legacy Horizontal Property Law, KRS 381.805 to 381.910, unless they opt in). Covers creation of condominiums, declarations and bylaws, unit owners' association organization and powers, executive board duties, meetings/quorum/voting, assessments and liens for common expenses, insurance, association financial records, and purchaser-protection disclosure requirements on resale.
