Legacy condominium statute that continues to govern only Nebraska condominiums created before January 1, 1984; superseded by the Nebraska Condominium Act (§§ 76-825 to 76-894) for all condominiums created on or after that date. Narrow, shrinking population of covered properties, but still in force for them.

Current, controlling condominium act for condominiums created in Nebraska on or after January 1, 1984 — governs creation, declarations, unit owners associations, executive boards, meetings/voting, assessments, liens and foreclosure, insurance, records, and enforcement remedies. Nebraska has no separate dedicated statute for non-condominium HOAs/planned communities; those associations fall back to general nonprofit-corporation law and private recorded covenants.
